Eastern Suburbs agent uses renders to unlock $4.45 million for unrenovated house

Eastern Suburbs Agent Unlocks $4.45 Million Sale Using Renders

Nick Papas successfully sold an unrenovated seven-bedroom house in South Coogee for $4.45 million by using architectural renders to highlight the property's luxury potential.

Property Details and Location

The house at 202 Malabar Road features seven bedrooms, five bathrooms, and nine car spaces. It is located in one of Sydney’s most desirable coastal areas, within walking distance to beaches, cafes, and restaurants.

Marketing Strategy

Nick Papas, principal of Agents & Co, conducted a 27-day private treaty campaign focused on showing buyers the home's potential rather than making them imagine it.

“This property was unrenovated although very large – it did require an extensive renovation,” Nick explains. “What we did was actually show buyers what the potential of the property would be and what it would look like, so we had renders made up of how the property could look renovated and how that finished product would look to a potential buyer.”

The campaign specifically targeted families interested in the South Coogee lifestyle with ocean views, using the renders to connect the house's current state to its future possibilities.

Outcome

The vendors had previously struggled to sell the property, making this successful sale particularly rewarding.

“The vendors loved it – the fact that we achieved [the sale],” Nick says.
